Why do some Cairns houses sell faster than others?

Price is the biggest factor. The market slowed after the 12 May 2026 Federal Budget, but well-priced properties are selling faster. (The Buyers Co., Cairns real estate update, Q3 2026) The other factors are mostly in the seller’s hands:

  • Price. A price in line with recent sales draws buyers in the first two weeks, when interest is highest.
  • Presentation. Clean, repaired and well photographed homes get more inspections.
  • Supply nearby. Postcode 4870 had about 570 listings in Q3 2026, against a longer-term level of about 1,000. (The Buyers Co., Cairns real estate update, Q3 2026)
  • Sale method. An auction or a set-date sale gives buyers a deadline.

Common questions

What does “days on market” mean?

The number of days between a property being listed for sale and it selling (or, on some data sites, being taken off the market). Half of the properties sold faster than the median and half slower.

Do auctions sell faster in Cairns?

An auction runs to a fixed date, often about four weeks after listing, so the timing is predictable. Whether it suits your property depends on the property and the buyers. Tony is a licensed auctioneer and can tell you whether an auction or a private sale suits yours.
