Is Cairns a good place to invest in property?

Cairns has very low rental vacancy and major public investment under way, but asking prices have eased since a January 2026 peak and insurance and lending changes affect returns. Whether it suits you depends on the property and your numbers.

What does Tony Williamson think?

Tony’s opinion: he told Elite Agent that Cairns was historically undervalued, grew quickly after COVID, and still has room to grow because it remains cheaper than the capital cities. He has seen investors choose a higher-yield property in Babinda over a beachfront home at Holloways Beach. (Elite Agent, “Buying with a calculator”, February 2026)

“Cairns has been discovered.”

Tony’s view this month: after the 3 November rate rise he expects the effect to show over the coming months rather than all at once. “Usually a rate rise has a bit of a delayed effect,” he says, so he is watching how buyer numbers hold up towards the end of the year. Which Cairns projects could affect property values?

Common questions

What yield do Cairns investment properties return?

Gross yield is a year’s rent divided by the price. As a worked example: a three-bedroom house at the June-quarter median rent of $660 a week earns $34,320 a year before costs. Bought for $600,000 that is a gross yield of about 5.7%; bought for $800,000 it is about 4.3%. (Rent: Residential Tenancies Authority bond data (Cairns Regional Council area, via APRIQ), June quarter 2026) Insurance, rates and management fees come out of that, and yield varies a lot by suburb and property type, so check recent rents and sales for the property you are looking at.
